Management Company, Dues & Farewell

Hello Neighbors!
Happy almost spring in Georgian Place! I hope this letter finds you well, as you gear up for springtime activities with your families.

The board has been actively reviewing and discussing the annual dues increase for the 2024 calendar year. As you know per our letter last fall, we have voted to move forward with a management company to ensure all the tasks and functions required of our association get completed, and are done the correct way. We have voted and signed a contract with Northwest Property Management. (More information on this to follow)

Due to the cost of the management company, the increased cost of landscaping and overdue fence repairs, our annual dues will be $425 for the 2024 calendar year, due in the next few months. Please keep your eye out for your annual invoice in the mail, and any additional mailings that may be from our new management company.

In other news, I am stepping down from the Georgian Place Homeowners Association board effective the end of February, 2024. This neighborhood is not short of awesome people, and the current board will continue to serve the neighborhood with integrity, honesty, and fabulous ideas. If you, or someone you know, would like to help serve the community for a year or two, please reach out to info@georgianplace.org. Yes, this is a shameless plug looking for volunteers on the board.

Below are a few links to be used for the annual mailing and meeting.  The first includes the annual president's letter indicating a shift in operations of the board and the impact to each of the homeowners.  In addition, the agenda, proxy and the Solar Panel Policy implemented several years ago.  The second link is for the current budget for 2024 based on annual dues in the amount of $275 for each homeowner.



Solar Panel Policy
Please read the Solar Panel Policy.  Each homeowner is required to adhere to the policy and submit a request for Solar Panel Approval before installation.  There are a few critical pieces regarding maintenance, and the requirement to have all conduit run through attics.  All Solar Panels installed will be reviewed in the next 3 months, and any issues will be required to be corrected.

June 26, 2023 - Open Board Meeting

At 7:00 pm, the board will be having an open online board meeting.  The open board meeting will entail discussions of a few items, and then we will go into closed session.

The purpose of the open board meeting is to allow the homeowners to hear what the board is doing, and how we arrive at decisions.

The board will not be taking comments or feedback during the open session.  If you have a concern or question from what was said, please email info@georgianplace.org and a board member will respond to you as soon as they can.

Closed sessions are reserved to discuss the following:  pending litigations involving the HOA, bylaw violations and potential fines, outstanding homeowner dues and any consultation or discussion regarding legal matters.

We will establish the schedule of the monthly meetings for the remainder of 2023, and communicate to the homeowners.

2023 Wetlands & Improvements

Heads up!  Our vendor that supports the Wetlands on the East side of the subdivision is planning a controlled burn around the perimeter.  Currently, this is scheduled for Friday, April 7, but can changed based on weather, or any number of variables.

In addition, our landscaper has begun spring cleanup in the common areas and the perimeter berms around the neighborhood.  Please be respectful and allow them to perform their jobs.  We will also be starting off with an additional 40 bushes to begin to replenish the open areas of landscaping throughout.

We are also in the process of quoting out seal coating for the common area and the car ports.  Please keep an eye out for signs and use caution as these repairs and improvements are completed.

2023 Annual Dues & Balances

After much discussion and evaluation, the GPHOA Board has made the tough decision to increase dues this year, to $275 annually.  

There are several reasons for the increase.  Some of these include the increase in vendor costs for fences on the north and south end of subdivision, increase cost of landscaping and wetland maintenance, along with legal fees address lack of payment, and violations from some neighbors.   The budget link for 2023 is listed below.

In addition, our legal team is in the process of working through outstanding debt and will be filing with the courts in some situations, and in others sending to collections.

2023 New Year - New Possibilities

The GPHOA Board is continuing to serve the Georgian Place community by approaching the budget and tasks in a frugal and conservative manner.  Please check the site regularly for updates on possible changes to this year's annual dues.

Also, the board is continuing to receive anonymous complaints regarding properties in the neighborhood.  We strongly suggest leaving a contact email or phone number to ensure we can have an open discussion on what is within our abilities, and what is not.  Any discussions are kept strictly confidential.

Wetlands Path

Many may have noticed that the path next to the wetlands was resurfaced ahead of the Annual Huntley Glow Run this year.  This is great news!  And we have found that the responsibility of the maintenance of the paths surrounding the sub-division along with the wetlands is maintained by the Huntley Village Park District.

We are in communication with the village and park district to clarify if the path in the common area in the center of the sub-division is covered as well.  Please stay tuned!

NEW Dues Payment Option:  ZELLE

Effective July 1, 2022, the Georgian Place Homeowners Association will accept payments through Zelle.  The payments will go directly to our bank account, where our accounting firm will credit your account in a quicker fashion!

For security reasons, payments will only be accepted through payments@georgianplace.org.  The HOA does not have a phone number, and to limit risk, we are managing through this email which routes to our treasurer and accountant.

REQUIRED Add the property address to the payment comment section.  Failure to add the property address will delay any credits to your account.
